Landlord Annual gas safety checks (CP12)
Gas Safety (Installation and Use) Regulation 1998 (Landlords)
Reregulation 36 covers the duties and responsibility of the landlord in making sure that all gas appliances, fittings etc provide for the tenants are safe. This must be carried out annually by a registered gas safe engineer. The engineer will issue a CP12 certificate commonly known as a Landlord gas safety certificate (LGSR) towards its tenants in the aspect of gas safety.

This inspection covers,
• Appliance is checked for tightness and safety regulation
• Check ventilation requirements are adequate
• Check burner and gas pressure are within manufacturer specifications
• Test and ensure the proper removal product of combustion
• Check for proper working of safety device and also any unsafe operations.
• Check the safe workings of carbon monoxide and smoke alarms
